Dive Timor Lorosae is the oldest dive centre in Timor-Leste and the country’s only PADI 5 Star Eco Centre. Established in 2000, it has been at the forefront of discovering and developing dive sites across the region.
Located directly on the waterfront in Dili, Dive Timor offers a full range of scuba diving services, from beginner courses to professional PADI certifications. Guests can enjoy shore dives along the coastline, boat dives to the pristine reefs of Atauro Island, and unforgettable snorkelling and whale-watching experiences.
Timor-Leste lies within the Coral Triangle, one of the most biodiverse marine environments in the world. Divers can encounter vibrant coral reefs, reef sharks, turtles, dugongs, and even pygmy blue whales during migration season.

BOOKING TERMS AND CONDITIONS

These Terms and Conditions ("Terms") apply to all bookings made through the Stays of Timor platform between you ("Guest") and the service provider ("Property"). By ticking the acceptance box and completing a booking you confirm that you have read, understood, and agree to be legally bound by these Terms.
1. BOOKING AND CONTRACT
A confirmed booking constitutes a legally binding contract between you and the Property. Stays of Timor operates as a booking platform and intermediary only and is not a party to the contract between you and the Property. A booking is confirmed when you receive a confirmation by email or on-screen.
2. PAYMENT
Payment terms are set by each Property and displayed at the time of booking. Options may include full payment at booking, payment on arrival, or a deposit at booking with the remainder due on arrival. Any deposit paid is non-refundable unless otherwise stated in the Property's cancellation policy.
3. CANCELLATION BY GUEST
Cancellation policies are set by each Property and displayed on their listing page. Where no specific policy is shown, the following default applies:
• 7 or more days before arrival — full refund of any deposit paid.
• 3–6 days before arrival — 50 % of deposit refunded.
• Less than 3 days before arrival or no-show — no refund.
All cancellation requests must be submitted in writing directly to the Property using the contact details on their listing.
4. CANCELLATION OR CHANGES BY THE PROPERTY
If a Property must cancel a confirmed booking it will notify you as soon as reasonably possible and offer a full refund or an alternative date or option. Neither Stays of Timor nor the Property is liable for any consequential costs (e.g. flights or onward transport) arising from such a cancellation.
5. ACCOMMODATION BOOKINGS
Check-in and check-out times are determined by the Property. Early check-in or late check-out is subject to availability and at the Property's sole discretion. You are responsible for any damage caused to the property, its furnishings, or equipment during your stay.
6. TRANSPORT AND VEHICLE RENTAL BOOKINGS
You are responsible for holding all valid licences and documentation required by law. The operator may refuse service if you cannot produce a valid licence. You are liable for any damage caused to a vehicle during the rental period. Fuel policy, insurance conditions, and deposit requirements apply as stated by the operator at time of booking.
7. TOURS, ACTIVITIES, AND COURSES
Participation in tours, outdoor activities, adventure sports, and courses involves inherent risk of injury or loss. By booking you acknowledge these risks and accept personal responsibility. The operator may cancel or modify an activity at short notice due to weather, safety concerns, or insufficient participants. You are responsible for ensuring your own physical fitness and for disclosing any medical conditions or physical limitations relevant to the activity before participation.
8. SPA AND WELLNESS SERVICES
Appointments are confirmed subject to therapist availability. Please arrive on time; late arrivals may result in a shortened session without a reduction in the full price. You are responsible for disclosing any health conditions, allergies, or injuries relevant to the treatment before your session begins.
9. FOOD AND BEVERAGE SERVICES
Menu items and prices are subject to change. Dietary requirements and allergies must be communicated to the Property in advance. The Property accepts no liability for undisclosed allergen reactions.
10. GUEST CONDUCT
You agree to behave in a respectful and lawful manner towards staff, other guests, and local communities. The Property reserves the right to terminate your booking without refund if your conduct is deemed inappropriate, harmful, or illegal.
11. ACCURACY OF INFORMATION
Prices, availability, and descriptions are provided in good faith and are subject to change without notice. Stays of Timor does not warrant the accuracy or completeness of Property-provided content.
12. LIMITATION OF LIABILITY
To the fullest extent permitted by applicable law, the total liability of Stays of Timor to you in connection with any booking is limited to the platform service fee paid. Neither Stays of Timor nor the Property is liable for indirect, special, consequential, or incidental losses arising from a booking.
13. PRIVACY
Your personal data is collected and processed in accordance with our Privacy Policy (available at stays.oftimor.com). By making a booking you consent to your contact details being shared with the relevant Property solely for the purpose of fulfilling your booking.
14. GOVERNING LAW
These Terms are governed by and construed in accordance with the laws of the Democratic Republic of Timor-Leste. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Dili, Timor-Leste.
15. AMENDMENTS
Stays of Timor reserves the right to update these Terms at any time. The version in force at the time of your booking applies.
